NOT ALL ROOFS ARE AS NEW AS YOU THINK

Over the last year I have inspected several hundred roofs and I have found an unusually high incidence of defective shingles. Frequently it is not just a few shingles that are the problem but the whole roof. The problem roofs were replaced between 1999 and 2005, and the problem shows itself by the shingles starting to curl prematurely at the corners, shingle tabs blowing off in high winds and roof leakage in driving rain.

You must have hired a roofer and have proper contract. If you worked “under the table” then you may not be able to make a claim. Remember to check your roof in the spring. If it is only a few years old and if you see any missing shingles or if they are curing at the corners, call your roofer to come and take a look. You may get a new roof.



On closer inspection it is found that the tabs have not adhered to the adhesive strip on the shingle below. This can be caused by either a defective shingle or the roof was installed incorrectly. The adhesive in the shingle relies on heat from the sun to work properly. If the roof was installed in cold weather and does not get much direct sunlight then there may be a problem. In the cases that I have followed the adhesive on the shingle was defective and the manufacturer has honoured the warranty without any difficulty.

PRE-LISTING INSPECTIONS

Many realtors are recommending pre-listing inspections to their clients, here are some of the reasons:

  • Home may sell faster!
  • Home may sell for more money!
  • No more buyers walking away because there may be a problem with the house.
  • No more 11th-hour re-negotiations based on the inspector's findings.
  • No more helpless feelings that an inspector has raised an issue that is not a big problem.
  • No more buyers getting cold feet when they find out the home is not perfect.
  • No more buyers walking away because they don't have time for an inspection.
  • No more parade of inspectors through your home before a multiple-offer situation.
  • You choose the inspector based on reputation and credentials.
  • You resolve any differences of opinion about the house before it goes on the market.
  • All homes have room for improvement. Disclosing the condition of the home allows you to reflect the condition in the listing price, rather than have to negotiate again later when the issues are discovered.
  • You fix any conditions identified (if you choose to) or simply reflect it in the purchase price. This takes it off the table as a negotiating point against you.

CHECK REFRIGERATOR COILS

Throwing out the moldy leftovers is not the only cleaning your refrigerator needs. Because it's the biggest user of electricity in your home, you want it to work as efficiently as possible. And it can't be efficient with dirty coils.

WHAT?   Clean your refrigerator coils.
WHEN? Twice a year.
WHY? Coils on the back or bottom of your refrigerator give off heat. Dust or debris can reduce air movement across the coils. That makes your refrigerator work harder.
HOW? Determine whether the coils are behind or underneath your fridge. This may mean pulling the fridge out, or removing the kick plate to allow for a peek underneath. If the coils are on the back, there probably won't be too much dust. If the coils are underneath, chances are there will be significantly more. Unplug the fridge, and with a vacuum remove big dust balls, pet hair or anything else that inhibits air movement. Don't sweat the small stuff -- recent studies suggest that normal dust is not enough to affect the efficiency or electrical consumption of your refrigerator.
TIPS If your refrigerator is more than 20 years old, it is probably an energy pig, and there is a strong economic argument to replace it even if it is working perfectly. In fact, new units often consume less than half the energy of comparable old units. Most new units will use less than 1,000 kWh per year compared to the 1,500-2,500 kWh per year for an older fridge. Depending on electricity rates, the savings may pay for a new fridge. Don't store things on top of your refrigerator. They restrict air flow to your refrigerator coils, especially if they fall down the back. Plastic bags are the worst.
